Expert Seawall Repair Services in Lake County
Pro Specialty Services is a licensed Florida general contractor (CGC1538852) repairing seawalls and stabilizing shorelines on the Harris Chain of Lakes and across Lake County. A seawall is the only thing standing between your yard and the water, and it fails quietly — usually years before anyone notices, and always from behind.
The visible cracks are rarely the problem. Most seawall failures start when soil migrates out through a joint, a crack, or a failed weep, and the ground behind the wall begins to hollow out. By the time the cap cracks or a section tips lakeward, you've often lost more backyard than you realize. Sinkholes in the lawn, a fence line that's gone crooked, or soil disappearing after every heavy rain are the symptoms worth taking seriously.
We repair what's repairable and replace what isn't — cap repair, panel replacement, tieback and anchoring work, backfill and void filling, and riprap or vegetated stabilization where a wall isn't the right answer. What we won't do is quote a full replacement on a wall that needs a section repaired, or patch a cap on a wall that's structurally done.
Waterfront work usually connects to something else. We also build and repair docks and boathouses on the same shoreline, decks up at the house, and handle full projects as a licensed general contractor.

Why Seawall Repair Can't Wait
Failures compound, and they compound expensively. A small gap that lets soil wash out doesn't stay small — every rain and every wake moves more material through it, the void behind the wall grows, and the wall loses the support it was designed to lean against. A joint repair caught early is an ordinary project. The same wall two years later, tipped and undermined, is a replacement.
The damage extends past the wall. Voids behind a failing seawall show up as depressions in the lawn, cracked patios and pool decks, leaning fences, and settling near foundations. What starts as a waterfront maintenance item turns into structural work on the house side of the property if it's ignored long enough.
Diagnosis matters more than the patch. Leaning, cracking, and soil loss all have different causes — inadequate or failed tiebacks, blocked or missing weep holes, undermining at the toe of the wall, hydrostatic pressure with nowhere to go. Repairing the symptom without addressing why it happened buys you a season. We look for the cause first, then tell you what the honest fix is.
What Our Seawall Services Include
Repair, replacement, and shoreline stabilization for Lake County waterfront:
Seawall Cap Repair & Replacement
Cracked, spalling, or separated concrete caps repaired or re-poured — the most visible failure and often the earliest warning that something behind the wall is moving.
Vinyl Sheet Pile Panel Replacement
Failed or deteriorated panels replaced with vinyl sheet pile, which doesn't rot, rust, or spall the way older timber and concrete wall systems do in Florida water.
Void Filling & Backfill Repair
Hollow ground behind the wall filled and compacted, and the escape path sealed so the soil you replace doesn't wash straight back out.
Tieback & Anchor Repair
Failed or undersized anchoring assessed and repaired — the hidden system that keeps a wall from tipping lakeward under the load of the soil behind it.
Joint, Crack & Weep Repair
Open joints sealed, cracks addressed, and drainage restored so water behind the wall has a way out that doesn't take your yard with it.
Riprap & Shoreline Stabilization
Rock riprap and vegetated stabilization where an armored natural shoreline is a better long-term answer than a vertical wall.
Full Seawall Replacement
When a wall is past repair, complete replacement designed for your shoreline conditions and built to be the last one you need for a long time.

Our Seawall Repair Process
Inspection & Diagnosis
We walk the wall from both sides, look at the cap, joints, panels, and the ground behind it, and identify what's actually failing rather than what's most visible.
Written Findings & Scope
You get a plain-language explanation of the cause, the recommended repair, and a written price — including an honest call on repair versus replacement.
Permits & Approvals
Shoreline work in Lake County generally involves permitting, and depending on the waterbody and scope may involve additional agency review. We determine what applies to your property and handle the applications.
Access & Site Protection
Equipment access planned to protect your lawn, irrigation, landscaping, and dock — waterfront yards are tight, and the cleanup starts with not making a mess.
Structural Repair
Panels, anchoring, and cap work executed to spec, with the failure path corrected rather than covered up.
Backfill, Grade & Restore
Voids filled and compacted, grade restored, and the site cleaned — then a walkthrough of the work and what to watch for going forward.

Common Questions
The reliable warning signs are behind the wall, not on it: soil or mulch disappearing after heavy rain, depressions or small sinkholes in the lawn near the shoreline, a fence or patio edge going crooked, and cracks opening in a pool deck or slab close to the water. On the wall itself, watch for a cracked or separated cap, open joints, panels bowing lakeward, or any section that's started to lean. Any of those is worth an inspection — early repairs are dramatically simpler than late ones.
Many can be repaired. Cap damage, open joints, failed weeps, voids behind the wall, and individual failed panels are all repairable when the overall structure and anchoring are still sound. Replacement becomes the honest answer when the wall has lost its anchoring, when multiple sections have tipped, or when the system itself has deteriorated past the point where a repair would hold. We inspect before we recommend, and we'll quote the smaller job when the smaller job is right.
Almost always soil escaping from behind the wall. Water moves through cracks, open joints, or failed penetrations and carries backfill out with it, hollowing the ground the wall depends on for support. Other common causes are blocked or missing weep holes letting hydrostatic pressure build behind the wall, failed or undersized tiebacks that no longer resist the soil load, and undermining at the toe of the wall from wake and current.
Vinyl sheet pile is an interlocking synthetic panel system driven into the ground to form the wall face. It's become common on Lake County waterfront because it doesn't rot like timber, corrode like steel, or spall like older concrete, and it holds up well in freshwater with fluctuating levels. It can also frequently be installed with less disruption to an established yard than tearing out and re-pouring a concrete wall.
Sometimes, yes. Riprap and vegetated stabilization absorb wave and wake energy rather than reflecting it, tend to require less maintenance over time, and are often viewed favorably in environmental review. They work best on gentler slopes where you don't need a hard vertical edge for dockage or usable yard right at the water. We'll recommend it when it fits your shoreline, even though it's usually the smaller project.
Generally yes for anything structural. Shoreline work in Florida can involve county permitting and, depending on the waterbody and the scope, additional agency review — and requirements differ between repairing an existing wall in place and building something new. Rather than guess at your specific case, we determine what applies to your property during the assessment and handle the applications under our license.
