Sorrento is an unincorporated community, so it has no city limits to count inside. We used the 32776 ZIP code area instead. Lake County's tax roll (July 2026 copy) shows 4,655 homes there, with a median build year of 2003: 27% built before 1990, 47% between 1990 and 2009, and 26% since 2010. 91% are single-family and 9% manufactured. The median home has about 1,932 square feet of living area, against 1,766 county-wide, and the typical single-family home about 2,022.

• Re-roofs: Lake County permitted reroofs on 308 homes with a Sorrento mailing address from January 2025 to October 19, 2026. Where the material was listed, 251 were shingle, 21 metal, 13 tile and 5 flat or TPO.
• Roof size: the median Sorrento reroof was 34.7 squares, about 3,470 square feet of roof, and a quarter of them were 45 squares or more.
• Declared value: a median of $18,900 on the permit, the middle half running $13,700 to $28,300. That is the value written on the permit for fees, not a contract price.
• Timeline: 2025 Sorrento permits took a median of 29 days from issue to final inspection, the longest of the towns we track (county median 24), with the middle half between 17 and 47 days.

The size and the tile count go together. Sorrento's bigger custom homes carry more hips, valleys and roof planes than a typical subdivision house, and Sorrento had more tile re-roofs than Fruitland Park, Lady Lake, Tavares and Umatilla addresses combined. More roof planes mean more flashing to install and inspect, which may be part of why the permit-to-final window runs longer here.

Because Sorrento is unincorporated, every roofing permit here comes from Lake County Building Services. There is no town building department to check with, and no second set of town rules on top of the Florida Building Code. Across county reroofs applied for in 2025 and 2026, 78% were issued the same day they were applied for, so the wait is in inspections, not in getting the permit.

Almost half of the homes in the Sorrento ZIP, 47%, were built between 1990 and 2009, and another 27% before that. A house from those years is either on its original roof or on its first replacement, and two Florida statutes decide what happens next.

• Insurance: Florida Statute 627.7011(5) bars an insurer from refusing to write or renew a homeowner policy just because the roof is under 15 years old. For a roof 15 or older, the insurer has to allow an inspection first, and it cannot refuse on age alone if that inspection shows at least five years of useful life left.
• Repairs: under Florida Statute 553.844(5), a roof built or replaced under the 2007 Florida Building Code or later only needs the repaired part brought up to current code, even if that is 25% or more of the roof. A roof from before 2007 gets no such exception.
