Why Dock Construction Quality Matters

Pilings are the whole structure. Everything above the water is only as good as what's driven below it. Pilings have to reach competent bearing under soft lake-bottom muck, be sized for the loads they'll actually carry, and be treated for permanent freshwater contact. A dock set on short or undersized pilings looks identical to a good one on day one — and tells you the truth about three years later, when it starts to lean.

Fasteners and connectors fail before lumber does. Between humidity, splash, and constant wet-dry cycling, ordinary fasteners corrode and the connection lets go while the boards still look fine. We use hot-dip galvanized or stainless hardware rated for the treated lumber it's driven into, because mismatched metal and modern pressure-treatment chemistry corrode each other faster than either does alone.

Covered slips are roofs, and roofs are our other trade. A boathouse or covered slip is a wind-exposed roof standing on posts over water — one of the harder structures to build well and one of the first things a storm goes after. Common Questions

In almost all cases, yes. Docks are structures over water, so they generally require a county building permit and may also require review by the state or the water management district depending on the waterbody and what you're building. The exact requirements vary by lake and by scope, so we determine what applies to your specific property before we design the project — and we handle the applications under our license.

It depends almost entirely on the pilings and hardware. Properly sized pilings treated for permanent freshwater contact, set to real bearing, with corrosion-rated fasteners, will long outlast the decking on top of them. Decking is the wear item — it's normal to re-deck a dock more than once over the life of the structure beneath it.

Pressure-treated lumber costs less up front and can be replaced board by board, but it wants periodic sealing to hold up under Florida UV and it will gray and check over time. Composite costs more initially and then asks for essentially nothing but a rinse, and it stays cooler and splinter-free underfoot. Either works well on a dock. The framing and pilings underneath are identical in both cases, and that's where structural quality actually lives.

Often, yes — and that's the first thing we check. Soft decking, loose or corroded fasteners, sagging stringers, and racked framing are all repairable when the pilings are still sound. Pilings that have leaned, shifted, or deteriorated at the waterline are a bigger job. We'll tell you which situation you're in after we've looked, before you've committed to anything.

Sometimes. A covered slip adds significant wind load, so the existing pilings and framing have to be capable of carrying it — that's a structural question we answer on site, not over the phone. If the existing structure can't take it, we'll tell you what would need to change rather than building a roof onto something that can't hold it.

As far as it takes to reach water deep enough to actually use, which varies enormously along the Harris Chain. Some shorelines drop off within a few feet; others stay shallow and mucky well out from the bank. We measure depth at your property rather than estimating, because walkway length is one of the biggest drivers of what a dock costs.
