Expert Dock Building Services in Lake County

Pro Specialty Services is a licensed Florida general contractor (CGC1538852) building and repairing docks on the Harris Chain of Lakes. Lake Eustis, Lake Harris, Little Lake Harris, Lake Dora, Lake Beauclair, Lake Griffin, and the canals that tie them together are the reason people buy here — and a dock is how you actually use the water you paid for.

A dock in Central Florida works harder than it looks. Pilings sit permanently in warm fresh water with fluctuating lake levels; decking bakes under UV that eats untreated wood; hardware corrodes; and boat wake works every loose connection a little further loose every season. The parts you can see are the easy part — the pilings, the connections, and the fasteners decide whether you're standing on the same dock in twenty years.

We build new docks, replace tired ones, and repair the specific thing that's failing rather than selling you a teardown you don't need. If your dock is sound but the decking is soft, that's a decking job. If the pilings have moved, that's a different conversation, and we'll tell you which one you're in before you're committed.

Waterfront work rarely stops at the waterline. We also handle seawall repair and shoreline stabilization, deck building up at the house, and full builds as a licensed general contractor — one contract, one company standing behind it.

- Why It Matters

Why Dock Construction Quality Matters

Pilings are the whole structure. Everything above the water is only as good as what's driven below it. Pilings have to reach competent bearing under soft lake-bottom muck, be sized for the loads they'll actually carry, and be treated for permanent freshwater contact. A dock set on short or undersized pilings looks identical to a good one on day one — and tells you the truth about three years later, when it starts to lean.

Fasteners and connectors fail before lumber does. Between humidity, splash, and constant wet-dry cycling, ordinary fasteners corrode and the connection lets go while the boards still look fine. We use hot-dip galvanized or stainless hardware rated for the treated lumber it's driven into, because mismatched metal and modern pressure-treatment chemistry corrode each other faster than either does alone.

Covered slips are roofs, and roofs are our other trade. A boathouse or covered slip is a wind-exposed roof standing on posts over water — one of the harder structures to build well and one of the first things a storm goes after. We're also a certified Florida roofing contractor (CCC1335465), so the roof over your boat is designed, fastened, and detailed by people who do roofs for a living, not framed as an afterthought.

Our Dock Building Process

- 01

Site Visit & Assessment

We walk the shoreline, look at water depth, bottom conditions, and what's already there — then tell you honestly whether you're looking at a repair or a rebuild.

Step 1
- 02

Design & Written Scope

Layout, dimensions, materials, and price in writing before anything starts, including whether you want a covered slip now or framing that can take one later.

Step 2
- 03

Permits & Approvals

Dock and shoreline work in Lake County typically involves permitting and may involve state or water management district review depending on the lake and the scope. We identify what your specific project needs and handle the applications.

Step 3
- 04

Pilings Driven

Pilings set to competent bearing and aligned, because everything above the water inherits whatever accuracy happens at this stage.

Step 4
- 05

Framing & Decking

Stringers and framing set level and square with corrosion-rated connectors, then decked with consistent gapping for drainage and expansion.

Step 5
- 06

Roof, Rails & Finish

Covered slip roofing, railings, steps, and ladders installed and secured — then the site cleaned up and a walkthrough of what we built and how to keep it.

"We couldn’t be happier with Pro Specialty Services! They took what was basically an unusable porch and completely transformed it into a beautiful, functional space that we now use for exercise, recreation, and watching nature. We had a serious water problem where rain would literally create a waterfall between the door from our house and the porch. Caleb figured it out, fixed the issue, and improved the pan roof so it actually does its job now! They went far beyond just fixing the water issue. They removed the old paneling, treated the mold, replaced rotten supports, and completely redid the exterior and interior walls. The old jalousie windows that were on every wall of the porch were replaced with beautiful, functional windows and solid wall sections. They also replaced the ceiling tiles and rusted ceiling rails, upgraded the old fluorescent lights to flat-panel LEDs, and replaced the exterior door with one that actually closes, locks, and has a proper threshold. He even worked to create a custom vent opening for our portable AC/dehumidifier, which allows us to keep the porch at a comfortable temperature and protect the things we have stored out there. They also repaired a deteriorating soffit on the front of the house and did a great job making all the new materials blend with the existing house. The attention to detail really shows. Caleb was fantastic throughout the entire process. He kept me involved with material selections, checked in regularly, answered all my questions, and genuinely cared about making sure we were happy with the finished product. The crew was professional, respectful of our property, and fun to have around. They even came back and put our car tent back up after we had to move it for access to the backyard. They cleaned everything up when they were finished, too! We went from having a porch that was basically just a storage area exposed to Florida’s heat, humidity, and rain to having a comfortable, usable extension of our home. Pro Specialty Services didn’t just fix our porch, they completely transformed it. We absolutely love the finished space and would highly recommend them!"

- FAQs

Common Questions

In almost all cases, yes. Docks are structures over water, so they generally require a county building permit and may also require review by the state or the water management district depending on the waterbody and what you're building. The exact requirements vary by lake and by scope, so we determine what applies to your specific property before we design the project — and we handle the applications under our license.

It depends almost entirely on the pilings and hardware. Properly sized pilings treated for permanent freshwater contact, set to real bearing, with corrosion-rated fasteners, will long outlast the decking on top of them. Decking is the wear item — it's normal to re-deck a dock more than once over the life of the structure beneath it.

Pressure-treated lumber costs less up front and can be replaced board by board, but it wants periodic sealing to hold up under Florida UV and it will gray and check over time. Composite costs more initially and then asks for essentially nothing but a rinse, and it stays cooler and splinter-free underfoot. Either works well on a dock. The framing and pilings underneath are identical in both cases, and that's where structural quality actually lives.

Often, yes — and that's the first thing we check. Soft decking, loose or corroded fasteners, sagging stringers, and racked framing are all repairable when the pilings are still sound. Pilings that have leaned, shifted, or deteriorated at the waterline are a bigger job. We'll tell you which situation you're in after we've looked, before you've committed to anything.

Sometimes. A covered slip adds significant wind load, so the existing pilings and framing have to be capable of carrying it — that's a structural question we answer on site, not over the phone. If the existing structure can't take it, we'll tell you what would need to change rather than building a roof onto something that can't hold it.

As far as it takes to reach water deep enough to actually use, which varies enormously along the Harris Chain. Some shorelines drop off within a few feet; others stay shallow and mucky well out from the bank. We measure depth at your property rather than estimating, because walkway length is one of the biggest drivers of what a dock costs.

We build and repair docks throughout Lake County from our base in Eustis — Tavares, Mount Dora, Leesburg, Fruitland Park, Lady Lake, The Villages, Clermont, and the surrounding waterfront communities on the Harris Chain and nearby lakes.
