Non-renewal and 4-point questions

I got a non-renewal letter. What should I do first?

Read the letter for two things: the date your policy ends and the reason. If the reason is the roof, or the insurer asked for a 4-point inspection, book the inspection now. The report shows the insurer the current condition of your roof, electrical, plumbing and HVAC, and it is what most carriers need before they will write or renew a policy.

Who signs the 4-point and wind mitigation forms?

Caleb Hutchinson, under Florida general contractor license CGC1538852. Florida's wind mitigation form (OIR-B1-1802) lists general contractors among the people allowed to sign it. The 4-point is a form each insurer defines; most accept one signed by a licensed general contractor. If your insurer has its own form, send it to us and we will use it.

Will a wind mitigation inspection lower my premium?

Often, yes. Florida insurers have to offer discounts for wind-resistant features that the form documents, such as roof shape, how the roof is attached to the walls, and opening protection. How much you save depends on your house and your carrier. Many homeowners have never had one done, so the discounts were never applied.

What if my roof fails the 4-point?

The report says plainly what the insurer will object to, with photos. Sometimes that is a repair; sometimes it is the age of the roof. You can take the report to any licensed contractor. If you hire us and pay for the work directly, the inspection fee comes off the price, and our Price-Is-the-Price guarantee applies to the contract.

Is this an insurance claim?

No. This is an inspection you pay for so your insurer can underwrite your policy. It has nothing to do with filing a claim, and we do not file claims, waive deductibles or offer anything in exchange for one. Florida law does not allow it, and we follow the law.

How fast can I get the report?

Book before noon and we aim to inspect the same day. The signed report is emailed within 24 hours of the visit. If your renewal date is close, tell us when you book and we will schedule around it.

What does the fee credit cover?

If the inspection turns up roof work and you hire Pro Specialty Services for it, paying for it yourself, the full inspection fee is credited toward that repair or replacement. The credit does not apply to work paid for by an insurance claim.
