How we got these numbers
Pulled from Pro Specialty Services' written proposals for residential full replacements dated June 1 to September 30, 2026, as of October 4, 2026. We left out repairs, coatings, commercial work, prices quoted to other contractors, asbestos removal and sheds. We also left out two shingle proposals priced below our current floor of $500 per square, so the shingle range starts at what we charge today. Tile is not shown as a range because we wrote only one tile proposal in that window. Totals are contract prices including tear-off and permit. Material prices move, so we update this page when they do.

What moves the price
Size
Price follows squares. A 22-square ranch and a 40-square two-story are not the same job, even with the same shingle.
Pitch and access
Steep roofs need more safety gear and slower work. A roof we can reach from the driveway costs less to load and clean up than one behind a pool cage.
Layers
Two layers of old shingles mean twice the tear-off and twice the dump weight.
Rotten decking
Nobody can see it until the old roof is off. We write a per-sheet price into the contract so you know the cost before we start.
Material
Architectural shingle is the entry point. Metal and tile cost more up front and last longer; designer shingles carry more bundles per square.
Extras
Skylights, chimneys, solar panels that must come off and go back on, and new gutters all add to the scope. They are listed line by line on our proposals.

How much does a new shingle roof cost in Lake County?
Our architectural shingle replacements in 2026 came to $13,750 to $16,800 for roofs of 22 to 29 squares, or about $517 to $625 per square. That includes tear-off, underlayment, flashing details and the permit. Our current floor is $500 per square, so a larger roof costs more in total.
What is a roofing square?
One square is 100 square feet of roof surface. The shingle proposals in the table ran 22 to 29 squares, counting waste for cuts. We measure every roof before quoting.
Why do your prices differ from national cost calculators?
Calculators average whole states or countries. These are our own written proposals for homes around Lake County in 2026, with Florida code requirements, local dump fees and permit costs already inside them.
Can the price go up after I sign?
The only common change order is rotten decking, at the per-sheet price written in your contract (2026 shingle contracts: $125 per sheet). Any other hidden-condition work needs your written approval before we do it. That is our Price-Is-the-Price guarantee.
