Replacement Workmanship Warranty

On roof replacements and other full replacement projects paid cash or financed, we warrant our installation workmanship against leaks and installation defects for 10 years from substantial completion. If a problem is caused by how we installed it, we fix it, labor and materials, at no cost to you. Insurance-funded projects carry a 2-year workmanship warranty.

1 Year

Repair Workmanship Warranty

Repairs carry a 1-year workmanship warranty on the repaired area, from the date the repair is completed. If the area we repaired leaks because of how we repaired it, we come back and fix it, labor and materials, at no cost to you. It covers the work we did, not the rest of an aging roof.

25-50 Years

Manufacturer Material Warranty

We install materials from manufacturers like GAF, Owens Corning, and CertainTeed. Every product carries its manufacturer's own limited warranty against material defects, separate from our workmanship warranty. On GAF shingle roofs that's GAF's Shingle & Accessory Limited Warranty, or its Roofing System Limited Warranty when the roof uses GAF Lifetime Shingles and at least 3 qualifying GAF accessories.

GAF System Plus Limited Warranty

As a GAF Certified™ Contractor we can register the GAF System Plus Limited Warranty on qualifying GAF roofing systems. It keeps everything in GAF's Roofing System Limited Warranty and extends the non-prorated period on GAF materials from 10 years to 50 years, with tear-off and disposal included when a covered repair needs them.

Warranty questions

How long is your workmanship warranty?

10 years from substantial completion on roof replacements and other full replacement projects paid cash or financed. Repairs carry a 1-year workmanship warranty on the repaired area, new construction carries 2 years, and projects paid for by an insurance claim carry a 2-year workmanship warranty. The warranty takes effect when the contract is paid in full, and we issue a written warranty certificate.

Do roof repairs come with a warranty?

Yes. Repairs carry a 1-year workmanship warranty on the repaired area. If the spot we repaired leaks because of our work within 1 year, we fix it at no cost. A repair does not warranty the rest of the roof, so if your roof is near the end of its life we will tell you that before you spend money on a repair.

Why do replacements get 10 years and repairs get 1?

On a full replacement we install the whole system, from the decking up, so we can stand behind all of it for 10 years. On a repair we only touch one area of a roof someone else installed, and the surrounding materials keep aging, so the warranty covers the repaired area for 1 year. Insurance-funded projects carry 2 years whether they are a repair or a replacement.

What isn't covered?

Damage from winds above the product's rated speed, hail, or tornadoes; falling trees, debris, or foot traffic; work, penetrations, or equipment added by others after we finish (solar, satellite, HVAC, gutters, antennas); lack of maintenance such as clogged gutters; and structure, framing, or decking we didn't install. Your signed contract lists the full terms.

What's the difference between workmanship and manufacturer warranties?

Our workmanship warranty covers how we installed your roof - if our installation causes a leak or defect, we fix it. The manufacturer's warranty covers the materials themselves - if a shingle is defective, the manufacturer handles it under its own terms. They are separate warranties from separate companies.

Are warranties transferable if I sell my home?

Yes, once. The 10-year replacement workmanship warranty can be transferred to the next owner of the home at no charge if we receive written notice within 30 days of the sale. Manufacturer warranties have their own transfer rules - some transfer fully, others offer reduced coverage for later owners. We'll provide documentation for the real estate transaction.

What can void my warranty?

Common warranty voidances include: improper attic ventilation, unauthorized repairs by other contractors, power washing or walking on the roof, installing satellite dishes or solar panels improperly, and failure to perform basic maintenance. We'll explain all requirements when your project is complete.

Are you GAF certified, and what does that get me?

Yes. Pro Specialty Services is a 2026 GAF Certified™ Residential Roofing Contractor. That lets us register the GAF System Plus Limited Warranty on a qualifying GAF roof (GAF Lifetime Shingles plus at least 3 qualifying GAF accessories). System Plus extends GAF's non-prorated coverage on the materials from 10 years to 50 years and includes tear-off and disposal when a covered repair needs them. It covers the GAF materials; our own written warranty covers our workmanship.

Can you offer the GAF Silver Pledge or Golden Pledge warranty?

No. GAF only lets a GAF Certified Plus or Master Elite contractor offer Silver Pledge, and only a Master Elite contractor offer Golden Pledge. We are a GAF Certified™ Contractor, so the enhanced GAF warranty we can register is System Plus. We would rather tell you that up front than have you find out at claim time.

Do I need to register my warranty?

GAF's standard Shingle & Accessory and Roofing System warranties need no registration; you keep your contract as proof of purchase. Enhanced warranties such as GAF System Plus do need registration, and we handle it for you. GAF says to call them at 1-877-423-7663 if your warranty and registration haven't arrived within 60 days after installation.

What maintenance is required to keep my warranty valid?

Basic maintenance includes: keeping gutters clean, removing debris from the roof, trimming overhanging branches, and addressing minor issues promptly. We recommend an annual inspection to catch potential problems early.

How do I get a copy of my warranty documents?

We provide warranty documentation upon project completion. If you need additional copies, contact us with your name and address, and we'll send you copies of all applicable warranties.

GAF invites a select group of roofing contractors to its certification program. Being a GAF Certified™ Contractor lets us register the GAF System Plus Limited Warranty on a qualifying GAF roof: GAF’s non-prorated coverage on the materials runs 50 years instead of 10, and tear-off and disposal are included when a covered repair needs them. If our work leaks, we are on site within 48 hours and fix it at no cost to you.

This runs for your whole workmanship warranty: 10 years on a replacement paid cash or financed, 1 year on a repair (the repaired area), 2 years on insurance-funded work. Call or text the owner. No claim forms, no service fee, no trip charge.

Covers leaks caused by our installation. Storm damage, other contractors' work and owner alterations are not workmanship. If it is unsafe to work on the roof within 48 hours, we tarp or dry it in first and complete the repair as soon as conditions allow.

Price-Is-the-Price

The number on your contract is the number you pay.

The only common change order is rotten decking, at the per-sheet price written in your contract (2026 shingle contracts: $125 per 4x8 sheet), and we photograph every sheet we replace. Any other hidden-condition work needs your written approval before we do it.

No surprise dump fees, permit add-ons or "while we were up there" upgrades. Anything you ask us to add is quoted in writing first, and you can say no.
