If our work leaks, we are on site within 48 hours and fix it at no cost to you.

This runs for your whole workmanship warranty: 10 years on a replacement paid cash or financed, 2 years on a repair (the repaired area) and on insurance-funded work. Call or text the owner. No claim forms, no service fee, no trip charge.

Covers leaks caused by our installation. Storm damage, other contractors' work and owner alterations are not workmanship. If it is unsafe to work on the roof within 48 hours, we tarp or dry it in first and complete the repair as soon as conditions allow.

Price-Is-the-Price

The number on your contract is the number you pay.

The only common change order is rotten decking, at the per-sheet price written in your contract (2026 shingle contracts: $125 per 4x8 sheet), and we photograph every sheet we replace. Any other hidden-condition work needs your written approval before we do it.

No surprise dump fees, permit add-ons or "while we were up there" upgrades. Anything you ask us to add is quoted in writing first, and you can say no.

How the price held on a real job

On a 41-square shingle re-roof in Orlando in September 2026, the contract price was $18,500. Tear-off turned up five rotten sheets beyond the two that contract included. They were replaced at the contract's $125 per sheet and photographed. Final bill: $19,125. Nothing else changed.

How long is the Pro Specialty Services workmanship warranty?

10 years on roof replacements and other full replacement projects paid cash or financed (transferable once if you sell the home: $250 fee, written notice within 30 days of the sale). 2 years on repairs, covering the repaired area, and 2 years on any project paid for through an insurance claim. It is written into your contract. Manufacturer warranties on the materials are separate and registered on every job.

What counts as a leak from your workmanship?

Water getting in because of how we installed the roof: flashing, boots, valleys, fasteners, underlayment, seams. A tree limb, a hurricane, or another contractor cutting into the roof is not workmanship. If we are not sure, we come out and look anyway.

Why is rotten decking the common change order?

Because nobody can see under the old roof until it is off. Instead of guessing high, we write a per-sheet price into the contract (2026 shingle contracts: $125 per 4x8 sheet) and photograph each sheet we replace, so you can count them. It is the only common change order; any other hidden-condition work needs your written approval before we do it.

Does Price-Is-the-Price mean you never add anything?

We never add anything you did not approve. If tear-off uncovers a hidden problem other than rotten decking, we show you photos and price it in writing, and nothing is done until you approve it in writing. If you decide mid-job that you want something extra, the same rule applies.
