What Our Customers Say

February 2026

"They took off and replaced the roof on the second bedroom with new insulation and roof. They also installed a new range hood over my stove. They were professional and came and did what hey said they would. They cleaned up after the jobs were done and took away the debris. I am very pleased with them and highly recommend them."

Expert Mobile Home Roof-Over Services in Lake County

If your mobile home roof leaks every storm season, a roof-over ends it for good. Instead of chasing seams with sealant, we build a complete new roof system over the top of your old one - pressure-treated framing, rigid insulation board, and a single-ply TPO membrane that's heat-welded into one seamless, watertight surface. No tear-off, no exposed interior, and no more leaks.

Done right, a TPO roof-over adds insulation that cuts your summer energy bills, eliminates the leaks that rot the structure underneath, and adds 20+ years of life to your home. New to roof-overs? - Why It Matters

Why a Roof-Over Beats Patching or Coating

Patching only buys time. Re-caulking seams and penetrations treats the symptom, not the cause - water keeps finding the next gap, and the structure underneath keeps getting wet. A roof-over replaces the whole water-shedding surface in one shot.

It's a real insulated roof, not a paint job. A roof-over adds a rigid insulation board between new pressure-treated nailers, so the membrane lays flat and your home gains real R-value. Owners typically see noticeably lower cooling bills through a Florida summer.

No tear-off means lower cost and zero exposure. Because we build over the existing roof, there's no demolition, no dumpster full of old roofing, and your home is never left open to the weather. That's why a roof-over is the practical choice for a structurally sound mobile home.

What a TPO Roof-Over Solves

-

Chronic Seam Leaks

Old metal panel seams separate and leak no matter how much sealant you add. A welded TPO surface has no field seams to fail.

-

High Cooling Bills

The insulation board reflects heat and adds R-value - many owners see a real drop in summer energy costs after a roof-over.

-

Edge & Penetration Leaks

New drip edge, termination bar, and welded vent boots seal the vulnerable perimeter and every pipe and vent.

-

Ponding & Flat-Roof Failures

TPO is built for the low slopes mobile homes have, where shingles and coatings simply don't last.

-

Aging, Tired Roofs

A roof-over adds 20+ years without the cost and disruption of a full tear-off re-roof.

How We Build a Mobile Home Roof-Over

Exterior work representative of the projects Pro Specialty Services performs in Central Florida
- 01

Pressure-Treated Perimeter & Nailers

We fasten a pressure-treated 2x4 perimeter and nailers across the roof with hurricane screws. These set the cavity depth and give the new roof a solid, code-fastened framework - including any lanais, carports, and additions.

Step 1
- 02

Rigid Insulation Board

We install foil-faced rigid insulation board between the nailers so it sits flush with the framing. This is the layer that flattens the surface and delivers the energy savings - the difference owners feel on their summer power bill.

Step 2
- 03

Heat-Welded TPO Membrane

A single-ply TPO membrane is rolled out and heat-welded seam to seam into one continuous waterproof sheet. No tapes, no adhesives at the seams to fail - just a solid welded bond. Learn why in our guide to heat-welded seams.

Step 3
- 04

Edge Metal, Vents & Flashing

We finish with new aluminum drip edge and fascia, a termination bar locking the membrane down at the perimeter, and new spun-aluminum vents with welded membrane boots over every penetration. Every edge and pipe is sealed watertight.

- FAQs

Common Questions

A roof-over is a complete new roof system built over your existing roof without tearing it off. We add pressure-treated nailers, rigid insulation board, and a heat-welded TPO membrane to create a brand-new insulated, watertight surface.

Cost depends on the size of your home and any additions like carports or lanais. Most mobile home roof-overs fall in a few-thousand-dollar range and cost far less than a full tear-off. We provide a specific free estimate after measuring your roof.

A properly installed TPO roof-over typically adds 20 or more years of life to your roof, and the membrane carries a manufacturer warranty. The insulation keeps performing the whole time.

Yes - the rigid insulation board we install between the nailers adds R-value your original roof never had. Most owners notice a real difference in cooling costs through a Florida summer.

No. The roof-over is built directly over your existing roof, as long as the structure is sound. That's what makes it less disruptive and more affordable than a full replacement.

Most mobile home roof-overs are completed in a couple of days depending on roof size and additions. We give you a specific timeline in your free estimate.
