How to Choose a Reliable Roofing Contractor

Choosing the right roofing contractor is one of the most important decisions you'll make for your home. A good contractor protects your investment; a bad one can cause problems for years. Here's what to look for - and what to avoid.

Verify Licensing and Insurance

In Florida, roofing contractors must hold a valid roofing license (CCC or equivalent). Verify their license status on the DBPR (Department of Business and Professional Regulation) website. Also confirm they carry both liability insurance and workers' compensation.

Ask for certificates of insurance and verify they're current. A contractor without proper insurance puts you at risk if something goes wrong.

Check Local Reputation

Look for contractors established in your area with a track record you can verify. Google reviews, BBB ratings, and references from neighbors are valuable. Storm chasers who appear after hurricanes often disappear before problems emerge.

A local contractor has their reputation tied to the community. They'll be around when you need warranty service or have questions years later.

Get Multiple Written Estimates

Get at least three written estimates for significant roof work. Estimates should detail the work to be performed, materials to be used, timeline, and payment terms.

Be wary of estimates that are significantly lower than others - they may be cutting corners on materials, labor, or proper installation methods.

Review the Contract Carefully

The contract should include:

  • Total cost and payment schedule
  • Timeline and start date
  • Permit requirements
  • Cleanup responsibilities
  • Warranty terms
  • Cancellation policy

Never sign a contract with significant blank spaces or vague language. If something isn't in writing, it didn't happen.

  • How long have you been in business in this area?
  • Can you provide local references I can contact?
  • Who will be on-site supervising the work?
  • What manufacturer certifications do you hold?
  • How do you handle unexpected issues or changes?
  • What's your warranty on workmanship?
  • How will you protect my property during the work?
  • What's your timeline and will there be any subcontractors?

Trust Your Instincts

Beyond the checklist, pay attention to how the contractor communicates. Do they answer questions clearly? Are they patient with your concerns? Do they seem focused on selling or on solving your problem?

A contractor who listens and explains is more likely to deliver quality work than one who pressures and rushes.

The Lowest Bid Isn't Always Best

Roofing is an investment in your home's protection. The lowest price often means compromises somewhere - cheaper materials, less experienced labor, cutting corners on installation. Those savings disappear when problems emerge.

Focus on value: quality materials, proper installation, reliable warranty, and a contractor who'll stand behind their work.
