What we found
The original shingles were worn, faded and brittle, and the roof shared space with a solar array. The owner wanted a roof that would pass inspection and stop aging out under the panels.

What we did
- Tore off one layer of old shingles down to the deck
- Replaced seven sheets of rotten decking, measured and photographed for the permit record
- Installed CertainTeed RoofRunner synthetic underlayment, with peel-and-stick leak barrier in the valleys
- Installed GAF Timberline HDZ architectural shingles and new ridge cap
- New drip edge, new pipe boots and gooseneck vents, and four off-ridge vents in place of the old box vents
- Replaced the skylight with a new curb-mounted unit and flashing kit
- Photographed the dry-in with the permit for the county inspector, then cleaned up with a magnetic nail sweep

- The only change order
That job's contract included two sheets of new decking (decking is priced per job — your proposal says exactly what's included). Tear-off turned up five more rotten sheets, replaced at the $125 per-sheet price written in the contract and photographed one by one. That was the only change: $625.
