1. Leaks That Keep Coming Back
If you've sealed the same spot more than once and it still leaks, the roof is telling you the surface has failed. Chronic, recurring leaks usually mean the seams or the membrane are past the point sealant can save.
2. Ceiling Stains or Soft Spots Inside

3. Rust, Pitting, or Chalky Metal
On a metal mobile home roof, widespread rust, pitting, or a chalky surface means the panels are deteriorating. Spot repairs and coatings buy time on a sound roof, but not on one that's rusting through.
4. Ponding Water That Won't Drain
Mobile homes have low slopes, and over time roofs can sag and hold water. Standing water accelerates failure and is a strong sign the roof needs a new, properly sloped system like a membrane roof-over.
