Roofing in Grand Island, Florida.

Grand Island is about as close to our shop as work gets - six and a half miles up CR 452, twelve minutes door to door. That means we can look at a leak the same week you call it in, and it means the crew is not burning an hour of drive time before the first shingle comes off. Licensed Florida roofer, FL #CCC1335465.

Roofing in Grand Island, done right.

Pro Specialty Services serves Grand Island homeowners with expert roofing. We're just 6.5 miles (12 minutes drive) from our Eustis headquarters - Grand Island is squarely in our core service area, which means faster response and real accountability on every project.

Grand Island sits northwest of Eustis on the neck of land between Lake Yale and Lake Eustis, and it is unincorporated - there is no city hall, no town council, and no separate building department. The community grew up around citrus, and the housing still shows it: concrete block homes from the 1950s through the 1970s on generous lots, a scattering of newer builds along CR 452 and CR 44, lakefront property on Lake Yale, and manufactured homes on acreage back off the paved roads. The church, the ballfields, and the old grove roads still anchor how people give directions here.

The block homes that make up most of Grand Island were built with low-slope hip roofs and shallow eaves, which is a fine design for shedding rain but leaves very little overhang to protect the fascia and soffit. Forty years on, the failure we find most often is not the field of the roof at all - it is rotted fascia behind a gutter that stopped draining, or a soffit that has been feeding attic humidity for a decade. Lakefront properties on Lake Yale get a second problem: unbroken wind fetch across open water, which works fasteners loose along the windward rake long before the shingle mat wears out.

We know the Lake County permit office, we know which HOAs require architectural shingles over 3-tab, and we know which Grand Island neighborhoods insurance adjusters inspect hardest. That's the advantage of hiring local.

Very pleased with my experience working with Pro Specialty Services. They showed up at the appointed time to provide a quote for the repairs needed to my roof and screen enclosure then again when the work was done. The work was done correctly (with pictures provided) and the guys were very respectful to me and my property all at a fair price. I will definitely call them again for any future roofing or screen enclosure work I need.

I had them do a few projects that required skill and knowledge, and they were great. Got a large pavilion assembled and installed as well as a BBQ gazebo built in the backyard.

- FAQ

Grand Island homeowners
keep asking these.

If your question isn't here, call us or drop it in the form. We'll answer honestly - even if the answer is "you don't need a new roof yet."

How quickly can you get to Grand Island?
Grand Island is about six and a half road miles from our shop on Kurt Street in Eustis - twelve minutes. It is one of the closest communities we serve, closer than Mount Dora or Tavares. In practice that means we can usually get eyes on an active leak within a day or two of your call, and for emergency tarping we are not fighting an hour of highway to reach you.
Who issues the permit for a reroof in Grand Island?
Grand Island is unincorporated, so it has no building department of its own - permitting runs through Lake County rather than through a city. We pull the permit under our own Florida roofing license (CCC1335465), schedule the inspections, and stay on the job until it closes out. You should never be the one filing paperwork or meeting an inspector; if a contractor asks you to pull an owner-builder permit for roofing work, that is a signal to stop.
My Grand Island house is a 1960s block home. Is the roof deck still good?
Usually, but it has to be checked rather than assumed. Block homes from that era in Lake County typically have plank or early plywood decking, and once the tear-off is done we walk the whole deck looking for delamination, soft spots around penetrations, and nail pull-through. Current code also requires the deck to be re-nailed to a tighter pattern than what was standard when these houses were framed, so a replacement on a home this age almost always includes re-nailing whether or not any sheathing is replaced.
Do you handle fascia and soffit as part of a Grand Island roof job?
Yes, and on Grand Island homes it comes up constantly. The shallow overhangs on these block houses put the fascia right in the drip line, so we price rotted fascia board, soffit panel, and drip edge as part of the estimate instead of leaving it as a surprise change order after tear-off. If the soffit venting is undersized - very common on homes of this vintage - we will tell you what it is costing you in attic temperature and shingle life before you decide.
What holds up best on a lakefront home on Lake Yale?
Anything you put on a Lake Yale property has to handle wind coming off open water with nothing to break it. Standing seam metal is the strongest answer because the fasteners are concealed and there is no exposed tab edge for wind to catch. If you would rather stay with shingles, we use a high-wind architectural shingle and tighten the nailing pattern and starter-course detailing along the windward rake and eave, which is where these roofs actually fail.
Do you do metal roofing in Grand Island?
Yes - standing seam and metal shingle systems both. Metal is a genuinely good fit for the larger lots out here: it sheds oak and pine litter instead of holding it, it does not grow the algae streaking that shows up on shaded north slopes, and on a lakefront or open-acreage home the wind performance is worth the premium. We will give you the honest cost difference against an architectural shingle so you can decide whether the payback works for how long you plan to stay.
Can you roof a manufactured home in Grand Island?
Yes. Manufactured and mobile home roofing is one of the things we do most in north Lake County - roof-overs, metal systems, TPO, coatings, and straight leak repair. Manufactured homes have different structural limits and different fastening requirements than a stick-built house, and a roofer who treats them the same way will overload the frame. If you are not sure whether your home needs a roof-over or a full replacement, we will tell you which one the structure can actually carry.
Will you look at a roof in Grand Island for free?
Yes. Estimates are free and there is no obligation. We will get on the roof, photograph what we find, and give you a written scope and price rather than a verbal number. If the roof has life left in it we will say so - we would rather do a repair now and the replacement in four years than sell you a roof you did not need. Call (352) 272-8854 to get on the schedule.
Does my 1960s Grand Island house have to be re-nailed by code?
Almost certainly. Lake County's re-roof requirements apply the Florida Building Code Existing Building provisions, and for a detached single-family home built before March 1, 2002 the roof sheathing has to be re-nailed as part of the re-roof - 8d ring-shank nails at no more than six inches on center. Nearly every original block home in Grand Island predates that date, so plan on it being in the scope. A contractor whose number looks unusually low may simply have left it out; ask specifically whether re-nailing is included.
What does a Lake County roofing permit cost?
Lake County's adopted fee schedule for the 2026 fiscal year prices residential roofing permits at three cents per square foot of roof area, so a 3,000 square foot roof is on the order of ninety dollars, and a minimum fee can apply on small jobs. Residential re-roof permits in unincorporated Lake County are generally issued automatically online once the application packet is complete. We handle the filing and the fee is part of your written estimate - fee schedules do get revised, so we confirm the current figure rather than quoting from memory.

What a Grand Island Reroof Actually Involves

Because Grand Island is unincorporated, a roof replacement here follows the county process rather than a municipal one, and the practical effect on your project is scheduling: the permit is applied for before the crew mobilizes, the work is done, and an inspection closes the job out. We carry that from end to end under our own license. What we ask of you is the part nobody enjoys - whether the house has ever been reroofed before and whether there is more than one layer up there, because a second layer changes both the tear-off labor and what the deck underneath is likely to look like.

On a typical Grand Island block home the sequence is a full tear-off to the deck, deck inspection and re-nail, new drip edge, synthetic or self-adhered underlayment depending on the slope and what the roof is doing, then the new roof system. Fascia and soffit repair, if it is needed, happens while the edge is open, which is far cheaper than coming back for it later. Most single-story homes out here are a one-day tear-off and a one-to-two-day install.

Roof Systems That Fit Grand Island Homes

  • Architectural shingles - the default for most Grand Island block homes. Good value, and with algae-resistant granules they hold up on the shaded north slopes that the oak canopy out here creates.
  • Standing seam metal - the right call for Lake Yale lakefront and for open-acreage properties. Concealed fasteners, nothing for wind to catch, and it sheds grove and oak litter instead of trapping it.
  • Metal shingle and 5V - a middle path when you want metal performance without standing-seam cost, and common on the older homes and outbuildings along the grove roads.
  • Roof-over and TPO for manufactured homes - for the manufactured homes on acreage off CR 452 and CR 44, where a conventional replacement is not what the structure needs.

If you are weighing two of these against each other, ask us for both numbers on the same estimate. We would rather you compare real prices on your own roof than guess from a range on a website.
